The little fall maintenance jobs homeowners often forget

A few simple tasks now could save you costly repairs this winter.

Fall is one of my favourite times of year. The changing leaves, cooler temperatures and beautiful autumn scenery make it a wonderful time to enjoy our communities.

But while we're busy raking leaves, putting away patio furniture and getting ready for Thanksgiving, there are a few less obvious home maintenance jobs that are easy to forget.

Over the years, I've seen how small maintenance issues can turn into expensive surprises for homeowners. The good news? Many of these problems are preventable with a little attention before winter arrives.

Here are seven fall maintenance tasks worth adding to your to-do list.

1. Disconnect your garden hoses

This might be one of the simplest jobs on the list, but it's also one of the most important.

Leaving a garden hose connected when temperatures drop below freezing can trap water inside the outdoor faucet and connected plumbing. As that water freezes and expands, it can cause pipes to crack, sometimes leading to leaks inside your home.

My tip: Disconnect and drain all garden hoses, shut off interior supply valves where applicable, and drain outdoor faucets. Even frost-free faucets need their hoses removed before winter.

2. Check where your downspouts are sending water

We often remember to clean leaves out of our eavestroughs, but what about the downspouts?

If rainwater is being discharged too close to your foundation, it can contribute to basement moisture problems and, in some cases, water infiltration.

My tip: Make sure downspouts are securely attached, free of debris and directing water away from your foundation toward an appropriate drainage area. Check that extensions haven't been moved or damaged over the summer.

3. Don't forget your window wells

If your home has basement windows below ground level, take a few minutes to check the window wells.

Leaves, soil and debris can accumulate throughout the fall, potentially blocking drainage. During heavy rain or a winter thaw, water can collect against the basement window.

My tip: Remove leaves and debris, check that drains are clear and make sure window well covers, if installed, are secure and in good condition.

4. Check your exterior caulking and weatherstripping

Small gaps around windows and doors might not seem like a big deal in October, but you'll certainly notice them when cold winter winds arrive.

Damaged caulking can allow moisture into areas where it doesn't belong, while worn weatherstripping can contribute to drafts and higher heating costs.

My tip: Walk around your home and inspect the seals around windows, doors and exterior penetrations. Replace damaged caulking where appropriate and check for drafts around doors.

A little attention now can make your home more comfortable all winter.

5. Give your garage door some attention

Here's one many homeowners overlook!

Your garage door works hard throughout the year, and winter weather can be particularly tough on its moving parts and rubber seals.

My tip: Check the bottom weather seal for cracks or gaps, clear debris from the tracks and lubricate moving parts according to the manufacturer's recommendations.

Test the auto-reverse safety features as directed in your owner's manual. Leave spring and cable adjustments to a qualified garage door technician.

6. Check your attic before winter

You don't necessarily need to climb into your attic to spot potential trouble.

Water stains on upper-floor ceilings, musty smells, unusual drafts or signs of pests can indicate issues that deserve attention before snow arrives.

Poor attic ventilation or air leakage can also contribute to moisture problems and ice dams during winter.

My tip: Look for visible warning signs from accessible areas. If you suspect a problem, have a qualified professional inspect the attic, insulation and ventilation.

7. Check your smoke and carbon monoxide alarms

As we start using our furnaces and fireplaces more frequently, this is an especially important reminder.

Smoke and carbon monoxide alarms are essential safety devices, yet it's easy to forget about them until they start chirping.

My tip: Test your alarms according to the manufacturer's instructions, check their expiry dates and replace batteries where required. Make sure alarms are installed in the locations required under Ontario's current fire safety rules.

And if you have a wood-burning fireplace or stove, arrange for the chimney and appliance to be inspected and cleaned as needed before regular use.

A little prevention goes a long way

Owning a home comes with plenty of responsibilities, and it's easy for the smaller maintenance jobs to slip through the cracks.

The good news is that many of these tasks take only a few minutes, yet they can help protect one of your biggest investments.

My advice? Pick a nice fall afternoon, grab a coffee and walk around your property with this checklist. You might be surprised by what you notice.

And remember, taking care of your home isn't just about maintaining its value. It's about making sure it's a safe, comfortable place to enjoy for years to come.
