      <description>&lt;p class="block-p" style="text-align: start"&gt;With the gorgeous weather this weekend, I’ve been noticing the same thing many of you probably have—everyone is out there getting a head start on their Christmas lights, porch décor, and fresh tree shopping. It’s such a cozy, feel-good moment each year, and if you’re anything like me, you love seeing the neighbourhood light up.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;As you pull out the totes of decorations and prep your home for the holidays, here are a few simple safety reminders to keep everything merry, bright… and worry-free.&lt;/p&gt;&lt;h3 style="text-align: start"&gt;1. If you’re bringing home a fresh Christmas tree…&lt;/h3&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Choose a fresh one&lt;/strong&gt;&lt;br&gt;Look for vibrant green needles that don’t fall off when you run your hand along the branch. A fresh tree is not only prettier, it’s also much safer.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Give it water (lots of it!)&lt;/strong&gt;&lt;br&gt;A freshly cut tree can drink up to a litre of water per day. Keep the stand filled and check it morning and night. A dry tree catches fire incredibly quickly, so hydration is key.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Keep it away from heat sources&lt;/strong&gt;&lt;br&gt;Fireplaces, baseboard heaters, floor vents, and even direct sunlight can dry your tree out faster. The cooler the spot, the longer your tree will last.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Use indoor-only lights on the tree&lt;/strong&gt;&lt;br&gt;Outdoor lights run hotter. Make sure anything you’re wrapping around the tree is CSA-approved and meant for indoor use.&lt;/p&gt;&lt;h3 style="text-align: start"&gt;2. If you’re hanging lights and décor outdoors…&lt;/h3&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Check your lights before you go up the ladder&lt;/strong&gt;&lt;br&gt;Look for frayed cords, cracked sockets, or burnt-out bulbs. If anything looks questionable, replace it. Outdoor lights take a beating from year to year.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Use outdoor-rated extension cords&lt;/strong&gt;&lt;br&gt;They’re designed for moisture and temperature changes. Indoor cords outside can be dangerous.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Secure everything properly&lt;/strong&gt;&lt;br&gt;Clips are your best friend; avoid nails or staples that can puncture wires and cause shorts.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Be mindful of the weather (even if it’s beautiful today!)&lt;br&gt;&lt;/strong&gt;A sudden freeze, overnight frost, or an unexpected wind gust can loosen decorations. Give everything a good tug test before calling it done.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;&lt;strong&gt;Turn your lights off when you go to bed&lt;/strong&gt;&lt;br&gt;Or better yet, use a timer. Over the years, families add extensions, finish basements, or simply rely on old paperwork or MPAC assessments that &lt;em&gt;seem&lt;/em&gt; to give an accurate number. But when it comes time to list, buyers—and their agents—are looking for reliable, apples-to-apples comparisons. That means accurate square footage is not just a bonus; it's critical.&lt;/p&gt;&lt;h3 style="text-align: start"&gt;The problem with inaccurate square footage&lt;/h3&gt;&lt;p class="block-p" style="text-align: start"&gt;Many sellers are surprised to learn that the square footage reported by MPAC (Municipal Property Assessment Corporation) isn’t always correct. Why? Because MPAC measures homes from the outside and includes things like:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;Open-to-below spaces&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Areas with limited headroom or no usable floor area&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Three-season additions or porches that aren’t suitable for year-round living&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p" style="text-align: start"&gt;As a result, MPAC values can &lt;strong&gt;inflate&lt;/strong&gt; a home’s actual living space, sometimes by a significant amount.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;This can cause two major problems:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Pricing errors&lt;/strong&gt;: Square footage plays a huge role in determining market value. If your home is listed as being larger than it really is, buyers may balk when they discover the truth—or worse, you could face price reductions or deal fallout during the conditional period.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Liability for sellers and agents&lt;/strong&gt;: Listing inaccurate square footage can expose both the seller and the REALTOR® to potential legal claims after the sale.&lt;/p&gt;&lt;/li&gt;&lt;/ol&gt;&lt;h3 style="text-align: start"&gt;What’s changing in Ontario real estate?&lt;/h3&gt;&lt;p class="block-p" style="text-align: start"&gt;Historically, the integration of square footage into MLS® listings across Ontario has been inconsistent. Some real estate boards required it; others didn’t. And even among boards that did, there was no standardized way of measuring.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;To help correct that, ITSO (Information Technology Systems Ontario) is now recommending the &lt;strong&gt;Residential Measurement Standard (RMS)&lt;/strong&gt;—a professional, consistent way of measuring residential properties that has already been adopted in Alberta. The new layout also needed to accommodate bedside tables and lamps, as well as provide space for a desk or dresser, creating a more functional and balanced room.&lt;br&gt;&amp;nbsp;&lt;br&gt;&lt;strong&gt;Solution&lt;/strong&gt;:&amp;nbsp;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Relocating the bed&lt;/strong&gt;: We moved the bed from the long windowed wall to the adjacent right wall. This cleared both windows, allowing natural light to flood the room and creating space for bedside tables with lamps on either side.&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Maximizing window space&lt;/strong&gt;: To enhance the feeling of space and light, we pushed the curtains to one side of each window.       <description>&lt;p class="block-p"&gt;I wanted to take a moment to share some important updates from the 2024 federal budget that could impact your financial planning, especially concerning capital gains. Here’s a brief overview of the key changes and their potential implications.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Key Federal Budget Capital Gains Measures&lt;/strong&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Increase in Capital Gains Inclusion Rate&lt;/strong&gt;&lt;br&gt;&lt;strong&gt;Change:&lt;/strong&gt;&amp;nbsp;Effective June 25, 2024, the capital gains inclusion rate rose from 50% to 66.67% for trusts and corporations. For individuals, the rate also increased to 66.67% but only on annual capital gains exceeding $250,000. Gains below this threshold will continue to be taxed at the 50% inclusion rate.&lt;br&gt;&lt;strong&gt;Impact:&lt;/strong&gt;&amp;nbsp;This means a larger portion of your capital gains will be subject to income tax, potentially increasing your tax burden on real estate investments, property sales, and gains realized within corporations.
